What We Look For

01 Quality & Stability

We invest in properties with genuine substance. These are assets that demonstrate economic viability, structural integrity, and are located in areas with long‑term potential.

02 Strong Locations

We focus geographically on the Rhine‑Main, Rhine‑Ruhr, and Rhine‑Neckar regions. In addition to established prime cities, we also invest in urban B and C locations that offer strong infrastructure, institutional demand, and stable rental markets. What matters most to us are locational advantages, connectivity, and overall area quality.

03 Usage Diversity

For our portfolio, we focus on established existing properties with a clear investment profile – particularly office assets with mixed‑use potential. We prefer multi‑tenant structures that provide risk diversification and help cushion market fluctuations. Complementary retail use is welcome, provided it supports the overall logic of the location.

04 Investment Volume

Our investments range between 5 and 25 million euros. We place great importance on solid tenant structures, economically sustainable rental levels, and substantial building quality.

05 Long‑Term Perspectives

We invest strategically, not opportunistically. Our decisions are made with a long‑term horizon in mind. Our goal is to build a robust, diversified portfolio that creates value and preserves it over time.
